Old rural property with big plot of land located in a quiet area within the limits of a village near lake 45 km north of Vratsa, Bulgaria. The real estate consists of main building (house) with one floor, secondary building (annex), old barn, solid storage building and vast plot of 3000 sq.m.

The house has a corridor and three rooms – living room and two bedrooms. The annex which is attached to the main building has a spacious lobby and a corridor which leads to the kitchen. From the kitchen one has access to a small shower room. It is possible to make a decent size internal bathroom with a toilet here and also to rearrange the premises in this building. The house and the annex share a simple central heating system.

The old barn is located behind these two structures and there is a shortcut from the main building to the barn area via door located at the far left corner of the corridor. The barn needs repairs. The good thing about it is that if one decides to remove it, a new structure serving the same or a different purpose can be easily built on this spot.From here one has better views towards the rest of the yard.

The plot of land has a shape similar to a big square and borders several other properties as well as the street which passes in front of the house. Not far away is the newer and solid storage building. It has several premises which served different purposes in the past. The biggest room is a storage for grain, construction materials, firewood and hay. Next to it is an external wc. On the other side of the storage room one can find several premises where animals used to live. Now that space can be heavily rearranged in order to provide more shelter.

A driveway with direct road access leads to the storage building. In front of the structure the alley can be used as covered parking spot right away. Just a few meters from here is the fresh water well. In the old days it was the main source used for watering the garden while the main water supply was used for the household.

The plot of land provides plenty of space which is divided in three different areas by the buildings. The first section is the front yard which is planted mainly with flowers, bushes, a few vines and big pine tree. The second area is situated left of the house and front yard and holds the solid storage building, the driveway, the well and some land. The last section is the garden which has several fruit trees, big vineyard and plenty of space where vegetables and fruits were grown before.

Unfortunately the property has been empty for almost three years now and time has taken its toll. The place needs a good cleanup and certain amount of renovations which is taken into consideration when forming the price for the property.

The real estate is located in a quiet area within the limits of the village just about 5-10 minutes by foot to the center, the local post office, mayor`s office, bus stop and two shops. The area has very good phone coverage and local companies provide high speed cable internet and satellite tv. The village is popular with foreigners as there are already properties here that belong to people from The Netherlands, Great Britain, Canada, Serbia, Belgium, etc. Some of these foreign families live here all year round.

The seat of the local council is in a small town about 15 km away from here. There one can find ATM, emergency room, dentist, restaurants and bars, administrative services, gas station, pharmacy, farmer`s market, general store, construction material store, police station, library, etc. That town also has regular bus connections to the regional capital city Vratsa and the national capital Sofia.
